Historically, the average lifespan of an old, 3-tab asphalt shingled roof was 15-25 years. If the age of your roof is unknown, some signs that you may need a new roof include: large amounts of granules in the gutters and missing shingles. Shingles that are curled, cracked or buckling are another sign that you may need a new roof.

Check your attic to see if there is any daylight coming through the roof boards. Also check for moisture in the insulation. These can be signs it is time to get a new roof.

Obviously, if your roof is leaking profusely it's time to get a new roof.
